What we do

Property Management

Our Property Management service entails carrying out a market survey of comparable properties, assessment of achievable rentals for premises, marketing and identification of prospective tenants, vetting of applicants, preparation and arranging for signature of lease agreements, ensuring that tenants have comfortably settled, ensuring that the landlord’s rental is collected and remitted as per agreement of lease and on time. Where the landlord makes a request, we may also arrange for payments on behalf of the landlord from the rent account. This service also entails that the property is well maintained, requiring careful choice of maintenance contractors. Once the tenant has settled, we monitor the tenant to ensure that they comply with the terms and conditions of the agreement of lease and that the premises are kept in an excellent state. On expiry of a lease, we make necessary arrangements to renew the lease agreement and negotiate new rental levels or to find a new tenant if the current lease is not being renewed. The service also entails evaluating the retail/tenant mix and making suitable recommendations to the landlord.

Real Estate Sales

Lizhibowa Real Estate sells houses, commercial buildings, industrial property and vacant land on behalf of owners. The service includes advising owners on likely sale price of the property, identifying purchasers, preparing agreements of sale for signature by both seller and purchaser, supervising the implementation of the agreement of sale terms including satisfying the sale terms and conditions. Mortgage finance for the property may also be arranged where necessary. Once the agreement of sale conditions are fulfilled, Lizhibowa Real Estate advises lawyers to transfer the property from the seller to the purchaser. 

Project Management

Lizhibowa Real Estate provides a construction project management and coordination service. The company provides a single point of contact for the owner of the project (the client), and will be responsible for the overall successful management of the building construction and infrastructure projects. We assist in defining the project scope and objectives as well as assessing the feasibility of the project. Other functions are trades identification and assembling of a team of specialist consultants required for the implementation of the project, like architects, quantity surveyors, and engineers, pre-qualification of tenders, tender assessment and recommendations for appointments, project status reviews, project documentation and verification of quantities, interpretation of contract terms, ensuring timely project completion. In some of the construction projects we have undertaken, for example the Twin Peak Mansions Project (four blocks of flats construction in Zimre Park, Ruwa) we were involved in the procurement of all the materials of the project on behalf of our client. The company uses Microsoft Project software as a tool in the project coordination and monitoring.

Valuations

Lizhibowa Real Estate carries out real estate valuations for various purposes. These include open market valuations for clients who wish to know what their property is worth before making a decision to sell, purchasers who wish to know if the property they are buying is worth what the seller is asking for, rental valuations for properties to lease and valuations for balance sheet purposes for those who own real estate. For those who want to insure their real estate with insurance companies, we are able to offer valuable advice so that the property is correctly insured. We also carry out valuations for deceased estate purposes.
